Tired Of Pontiac Kicking Landlords Around?
Date : April 9, 2006

LANDLORDS AND REAL ESTATE INVESTORS
ARE YOU TIRED OF THE CITY OF PONTIAC KICKING YOU AROUND?

We are the “Real Estate Investors Association of Oakland” (REIA),
an organization 380+ members strong, and have
been in existence for over 25 years.

In recent years Pontiac has been abusing the Housing Codes
and City Ordinances. We feel property owners rights are
being violated and Due Process Denied ! The Community
Development Dept. and Inspectors are abusing their power !
The single biggest issue is that of condemning rental homes
for very minor items. There are currently over 700 homes on
the condemned list ! Below is a short list of minor
violations that caused the homes to be condemned !

 SOME EXAMPLES:
Small 8 x 10 basement broken window, door left open while
at lunch, trash in yard, broken steps, sewer back-up,
tenant called City about repairs, and many more minor
issues ! One property had a 2 inch diameter hole in a
second floor and was cited for “open to the elements” ! The
result of this requires the Landlord to bring the property
up to current code ! That cost can be from $5,000 to
$30,000 dollars to uncondemn !!

The above is the prime and most costly issue and again we
mention the lack of Due Process provided in the Law . There
are many other issues which we know you have experienced.
Individual Landlords have been helpless in the past and
have seen their homes demolished by the City ! As an
Organization, we have been successful in fighting Berkley
and Hazel Park. They now comply to the State Wide Building
Codes and their Local Codes .

You can help with a donation to our Legal Defense Fund. We
need to raise funds for an Attorney. There are at Least
1000 Landlords in the City of Pontiac who receive this
mailing. We are suggesting donation from you to help in out
effort. We are all concerned about retribution with out
actions. Therefore, you can send an anonymous money order
to our Legal Defense Fund at the following address:

R.E.I.A. Legal Defense Fund P.O. Box 300848 Waterford
Michigan 48330-0848

Last, we need your story of the problems you have had with
the City. Please include them with you check. These
statements are very important to our cause.

THANKS FOR YOU SUPPORT.
